Description

This modern, sleek, unique and bright apartment of over 160 m² is minimalist and designer-level layout and finish. It is actually a 2-bedroom apartment spread over 2 floors and is part of the 2006 Simon III residential complex, with an industrial and robust look (designed by Köther & Salmon). Should the current open space layout not suit you, the size and layout of the apartment is so logical that with limited interventions it can be made into a 3 or more room apartment. It is an apartment that you must see anyway but also must see to see the possibilities that the apartment holds.
Next to the apartment is a large storage room in the basement.

You can also purchase a parking space in the basement for € 125,000.00. Although there is a perpetual right of leasehold, it feels like 'own land', because there is a change to perpetual leasehold whereby the canon is bought off in perpetuity.

The modern building is located on a very quiet part of the Lijnbaansgracht and runs through to the Fokke Simonszstraat. It has a distinctive facade with large window frames divided into several aluminum windows with a modern rod arrangement. The complex consists of a parking basement (accessible from Fokke Simonszstraat) and storerooms. There are 4 floors with several types of housing. Of course, the complex has an elevator.

The entrance to the apartment is on the 2nd floor which is now arranged as a sleeping floor. The hall is an open space with access to the bedroom, bathroom and a loft with the stairs to the second floor. The layout is characterized by walls, doors and balustrade made of glass. The sliding doors to the bathroom, bedroom and walk-in closet are also made of glass. The flooring throughout the apartment is of dark tinted hardwood and together with the light glass forms a wonderfully beautiful combination that also goes well with the square and clean layout. The bedroom floor faces the Fokke Simonszstraat and is over 5.70 meters wide. There are two large windows so that the current layout with one bedroom, can easily be made into a two-room layout.

The 1st floor is reached from the hall with an open staircase. This living floor runs from the Lijnbaansgracht to the Fokke Simonszstraat. With a length of almost 22 meters and 2 different floor heights, this is an undisputed eye-catcher! The front has a ceiling height of up to 3.77 meters. This dome-like size and the full glass facade with multiple south-facing windows that can be opened, make it a great space overlooking the quiet Lijnbaansgracht. The seller had this space completely acoustically insulated in order to create his own “Concert Hall. A paradise for the true music lover without the neighbors having to enjoy it.

The space on the Fokke Simonszstraat side is over 45m² in size and also here are 2 large windows so that also on this floor the current one-room layout can easily be made into a two-room layout if desired.

The front and back are separated by the boiler room, the toilet and the closed but bright kitchen. These features are normally incompatible, but in this apartment they are: in fact, the kitchen walls are made of glass. The 2006 Bulthaup kitchen is sleek and equipped with all kinds of Miele appliances, including a steam oven.

The apartment is full of designer details, conceived by the seller also first owner, such as handleless and frameless doors, a patterned solid wood floor, recessed lighting in floor and ceiling and on the canal side the remote controlled lighting and electric blind.

In the basement is a parking space in a modest enclosed parking garage. Here is also a communal bicycle storage room and an individual locked storage room with electricity.

The complex consists of 19 residential apartments with storage as well as 10 parking spaces. It is a well-organized club, structured and with no overdue issues.

A great 'industrial urban design' apartment, perhaps not suitable for everyone, but for those it is suitable, a 'once in a lifetime' challenging, solid and very quiet base for the whole city.

Surroundings:
The location is very central, but surprisingly quiet and in one of the most beautiful neighborhoods of Amsterdam: around the corner from the Reguliersgracht and the Amstelveld. De Pijp (with Albert Cuyp and Sarphatipark), Utrechtsestraat, Leidse- and Rembrandt- and Museumplein are all within walking distance.

To remember in any case:
- house and storage room
- optional parking space for sale a € 125.000,-- costs buyer
- usable area 161,7 m²
- perpetual leasehold, canon prepaid
- partly 3.77 meters high
- many high-quality glasses and finishing
- energy label A+
- healthy association
- service costs € 235,26 per month
- soundproof living room suitable for avid music listener or music practitioner
- very conveniently located to public transport (streetcars in all directions and North-South line around the corner)
- new build (complete) from 2006
