Description

A stunning 1930s home with private entrance, a beautiful open layout with lots of light and a wide view of the green Miep Giesplantsoen. The apartment, with an area of approximately 91 m², feels even more spacious because of the ceiling height of approximately 275 cm and the charming bay window facing south. The house is double-glazed and has a C label.

The house with balcony is located on the second floor of a 1930s property completely renovated and well maintained in 2018. The spacious dining room with herringbone floor flows into the modern open kitchen from where lots of light enters the house. The cozy sitting room is located at the front of the house that overlooks the green park through the charming bay window. During the renovation, a conscious decision was made to keep all the decorative elements that characterize the 1930s, including the sliding door to the bedroom. In addition, the house was then equipped with both double glazing and new window frames.

The room is characterized by the large amount of light and spaciousness, thanks in part to the ceiling height and southern exposure. Through the hall you reach the modern plumbing, consisting of a separate toilet and a bathroom with walk-in (rain) shower and washbasin. Both the plumbing and the bathroom were completely renewed in 2021 as the last step of the renovation. The two spacious bedrooms offer enough space for a bed as well as a desk.

Layout: Upon entering through the private entrance you enter the house. The hall leads to several rooms, namely the spacious dining room with French doors to the balcony, modern kitchen, sitting room, two bedrooms, bathroom and toilet. A storage room is located at the landing under the stairwell.

Location and surroundings: Lekstraat is located in the Rivierenbuurt, near Rijnstraat and Maasstraat. This neighborhood is known for its broad layout of housing, with spacious streets and green environments. Within walking distance are the Rijnstraat and Maasstraat with numerous restaurants, specialty stores (such as Tout, Nixx and Alexanderhoeve) and supermarkets. The monumental Merwedeplein and nearby parks such as Beatrixpark and Amstelpark offer plenty of opportunities for relaxation.

Accessibility: By bike you can reach the cozy Pijp within 5 minutes and the city center within 10 minutes. By car you can easily reach the A10 ring road, which connects to various highways including Utrecht, The Hague, Schiphol and Amsterdam Southeast. Parking on public roads is almost always possible in the street and is done through a permit system, for which there is currently a waiting period of 1 month. Public transport is excellent, with several streetcar, metro and bus stops in the immediate vicinity, the NS stations Amstel, RAI and Zuid and the North-South line within cycling distance.

Ownership situation:
- The ground rent of this long leasehold right has been bought off until 30-06-2050. The general provisions for perpetual ground lease 1994 apply.
- The property is part of a CoE of 8 owners (Lekstraat 102-108) managed by a professional administrator (VVENL). An MJOP is in place and there is ample cash on hand.
