Description

The house at 73 Archimedesweg is full of fine emotions and happiness from the sellers. They hope to find a buyer who will move into this house with the same pleasure and living enjoyment. Because a house it is! Is it two or is it three homes? It is recognizable as a typical building from the Watergraafsmeer but inside you discover how special it is.

The property:
The property is built in the recognizable 1930s style, “Amsterdam school” is nice and wide and with the original, well-preserved details in windows, frames, doors, facades and roof. The property has two front doors. One is on the first floor, with a nice conservatory and internal stairs to the right side of the 2nd floor. The other door gives access to the entire second floor with a staircase to the left side of the 2nd floor. There are 2 spacious independent dwellings of approximately 1.5 floors each. In 2001 the originally shared roof top was converted into a modern studio with roof terrace.

The property is solidly built with lots of light to the front and rear The first floor has a beautiful, chic extension; a conservatory that the view of the gardens makes you forget that you live in the middle of the city.

The roof construction has been extended at the rear to create a third floor, which also includes a roof terrace. In short; the property has been maximally expanded (and licensed!) and therefore offers multiple possibilities for the new owner. It can become a fantastically all-powerful large single-family home, possibly combined with a home practice. In addition, development into multiple homes is certainly an option. The layout is up to the buyer to determine.

Layout lower house:
Entrance hall, toilet and bathroom, kitchen and living room in the width; in the L direction the en-suite bedroom and to the garden the conservatory. In the middle of the building is a chest staircase to the second floor with two bedrooms.

Layout upper house:
There is a separate entrance, spacious landing, and again an en-suite-like living room in an L-shape to the terrace. There is a spacious kitchen with access to the balcony. There is a large bathroom equipped with bathtub and separate shower with toilet. The private staircase then gives access to the left side of the second floor. In addition to the traditional landing here is a spacious bathroom and a large bedroom.

Layout roof floor:
from the landing on the second floor is a fixed staircase to the roof. After the entrance, the hood is raised and expanded. This is a comfortable and complete studio (with kitchen) realized which is fully equipped. The icing on the cake of this solid construction is the fine square roof terrace.

The house has been preserved with much love, sense of history and quality and has been inhabited by an extended family. There is also a connection between the two houses on the second floor for this reason. The sellers and we are curious to see what the new owner's vision of this versatile home will be.

The property has central heating, air conditioning in the top floor, front facade everywhere extra double glazing, at the rear there is double glazing almost everywhere. The first floor has a well-kept, wide, friendly garden. The first and third floors have balconies. The conservatory on the first floor and the roof structure and roof terrace have been constructed with a permit. The kitchens and plumbing are fine, but not from 2024. On the roof there are also 13 solar panels which are connected over 2 meter boxes.

Ownership:
There is a perpetual right of leasehold whereby the land is owned by the municipality of Amsterdam.
The current right is a perpetual right until June 16, 2054 whereby the annual canon with a 5-year indexation is currently € 2,514.51. Sellers have completed the transition to Perpetual Leasehold whereby the choice was made to 'click' the canon. The destination is 2 residences.

Watergraafsmeer:
If anything has proven itself over the decades it is that Watergraafsmeer is a fine, convenient and quiet residential location under all circumstances. Families in particular praise the location and surroundings. The spacious layout of the neighborhood with lots and lots of green, friendly buildings. Amenities are plentiful at Oostpoort, Christiaan Huijgensplein, Middenweg and otherwise the cozy Javastraat with 100,000 restaurants from around the world and the Dapper Market.
Elementary school are plentiful and mostly safe and easy to reach and also the corresponding sports clubs on Middenmeer, Jaap Edenbaan. The center, Artis, Flevoparkbad are no more than 10 minutes by bike, Frankendael is within walking distance and located between S113 and S114, the A10, A1 and A2 are always nearby.
