6 tips to get your home ready for sale

Here's how to fix your home right away
1. A fresh kitchen
The fact is that many viewers do not always 'see through' a house. They don't see how fantastic the kitchen can look with new cabinets and appliances. Does the kitchen look outdated? Installing a new kitchen rarely provides an interesting increase in value. Besides, a kitchen is sensitive to taste. What you can do is refresh your kitchen. Paint your kitchen cabinets and replace the handles. That already makes a world of difference.

2. Outdated bathroom
Renovating an out-of-date bathroom is probably too big an investment - and, just like a kitchen, very sensitive to taste. So opt for small changes with a big effect. Repaint the tiles and make sure your bathroom is clean and mould-free before it is photographed for funda. Small adjustments like a new toilet seat or new mirror can also work wonders.

3. Installing a roof extension 'just yet'
It is not advisable to remodel the house 'just yet'. The extra square metres you gain from a new roof extension will probably not yield the money you put in on such short notice. You are better off investing the money in a new home so you can have fun with it yourself.

4. Building plans
As an extra service when selling a house, you can have an architect make drawings of the possibilities. Together with an estimate from a contractor, the buyer has an immediate idea of what the house could look like. He can also use these to the bank to get an estimate of the mortgage if he co-finances this renovation.

5. Sleek and light
Preparing a house for sale is mainly a matter of making everything tidy and light. Store loose items as much as possible, such as mats in the bathroom and the children's stuffed animals. Invest in white latex to turn that bright green wall white, for instance.

6. Don't forget the garden
A place you might overlook, but which has a great influence on the look of your home, is the garden. Invest in some new plants and a nice garden bench (you can take it with you to your next house). You'll see: it immediately looks a lot cosier. Don't forget to prune the trees and bushes a bit. This is not only more beautiful, the house will also be a lot brighter thanks to the trimmed plants inside.
