The Bid Log: A Transparent Chapter in Buying a Home

Since 1 January 2023, the bid log has been introduced. 

Mandatory for members of NVM, VBO, and VastgoedPro when selling a property. An initiative that gives the housing market more transparency and removes anxiety. With the bid log, prospective buyers get a look behind the scenes, removing doubts about the fairness of bidding processes and allowing confidence in the housing market to grow. What exactly is such a bid log and how does it work? We dive in.

What is a bid log?
Essentially, it is an online diary that records all bids on a property.

Why a bid log?
Minister Hugo de Jonge, together with NVM, VBO, VastgoedPro, and Vereniging Eigen Huis, signed the 'trust in the buying process' improvement plan in February 2022. From this, the bid logbook emerged as a component to make the sales process more transparent.

Who can access the bid log?
Every prospective buyer who has made an offer on the property will have access to the bid log after the reflection period and dissolving conditions.

When is a bid log mandatory?
It is mandatory when selling existing houses and flats, where both the bidder and seller must be private individuals. It also applies to homes in silent sales. Not applicable to new construction, recreational homes, commercial properties, garage boxes, building plots, and (agricultural) commercial properties without residential zoning.

How do I access the bid log?
Via your 'move account', which you get when you plan a viewing. This is also where you place your bid if you decide to bid after the viewing.
