Description

Practically laid out and wonderfully bright maisonette with a wide sunny south-facing balcony, from where you have lovely views of the green gardens of the GWL site.

This beautifully located flat is on the first and second floors of the Meyer & Van Schooten Architecten-designed residential complex, located on the former GWL site, the Netherlands' first sustainable eco-neighbourhood. The area is car-free and in the house, due to its central location in the neighbourhood, you hardly notice any traffic from the surrounding roads. The neighbourhood is very child-friendly and has a village atmosphere, as many residents know each other and all sorts of communal activities are organised.

The diagonal placement of the buildings gives nice sightlines with a spacious feel. Both sides of the flat have unobstructed views of the green oasis of the Eco-district, which gives a lot of privacy. In short: beautiful living in a super location, quiet, safe and green.

The centrepiece of the GWL site is the Watertorenplein with its striking water tower and the striking old buildings that have been preserved, such as the machine pump building that has housed Café Restaurant Amsterdam for over 25 years.

The nearby Staatsliedenbuurt neighbourhood has rapidly developed into a hip hotspot. Cafes and restaurants abound. You can get your daily groceries at the AH or Dirk on the Van Limburg Stirumstraat, which is within walking distance. The beautiful Westerpark is a great place to walk. The Westergasterrein offers cultural events, cinema Het Ketelhuis, and many cosy catering establishments. The popular Haarlemmerdijk and the Jordaan can be reached quickly by bike, for a wide variety of fun shops or the Saturday market on the Lindengracht.

The location is very convenient for public transport and arterial roads. From Van Hallstraat, there are various bus and tram connections to and from the city centre. By bike, you can reach Amsterdam CS or railway station Sloterdijk within 10 minutes. Via the Haarlemmerweg (S103), you are on the A10 West ring road within minutes. For exact waiting times for a parking permit, please refer to the website of the municipality of Amsterdam.

Layout: Through the central staircase you reach the bright corridor on the second floor, which gives access to the flat.

Second floor: you enter the landing with access to two spacious bedrooms and the bathroom, which is equipped with a shower cabin and washbasin. Down the stairs you go to the first floor.

First floor: the spacious hall gives access to the spacious living room with lots of glass in the front, leading to the wide south-facing balcony. The separate toilet with hand basin is located next to the storage/technical room, containing the connection for the washing machine, mechanical ventilation and district heating. There is a handy storage cupboard under the stairs. The kitchen with long kitchenette has a connection for the dishwasher. Next to the kitchen is the third bedroom. If desired, the kitchen and bedroom can easily be merged.

Underbuild: the attached storage room provides space for storage and bicycles.

The 'Association of Owners GWL-Terrein Blok 12' consists of 19 owner-occupied houses and is professionally managed. Meetings are held twice a year and a recent MYOP is available. The roof of the complex was replaced in 2015, the south facade was replaced in 2023, the exterior painting was also done in the process.
