High steel French doors have been built up to the ceiling, giving the house a spacious feel. The entire house is neatly plastered and painted. All windows and doors (except internal doors) are double-glazed.
The L-shaped living room offers a spacious lounge with a separate dining area. A 2nd bedroom can be created here if desired. The French doors provide access to a sunny Amsterdamsche school-style balcony with panoramic views of the Uiterwaardenstraat. In combination with the large windows with insulating glazing, it provides plenty of light. In addition, the owners have brought the outdoors inside by adding a moss wall in the living room. The once-living moss has been treated with minerals, so it does not need to be cared for, but still brings a lot of nature into the apartment.

The bedroom is located at the quiet and cool side. The steel swing door is fitted with black foil (possibly removable), which, combined with extra-thick curtains, ensures an excellent night's sleep. The bedroom is equipped with a large, fixed closet and French doors to the rear balcony. This balcony offers a lot of privacy and you can enjoy the sun until 20:00 in summer.

The renovated bathroom is accessed through a steel roller door in the same design as the steel pivot doors. It is equipped with rain shower, recess and sliding glass door. Both the bathroom and the bedroom have a design radiator in the same style as the pivot doors. The apartment has a separate toilet. This has an extraction system which is linked to the extraction system in the bathroom, which can be operated separately.

The kitchen has a chic, light and peaceful look. The worktop is extra deep, which gives enough space to prepare the tastiest dishes. Furthermore, the kitchen is equipped with SMEG appliances such as a dishwasher, fridge, freezer, wide cooker with a large oven and an extractor.

The flat right includes a storage room on the 4th floor, located at the rear. This room of over 4m2 has a large window that can be opened and also has electricity and internet facilities. In 2021, this room was plastered, painted and fitted with laminate, and has since been used as a home office.

In terms of location, according to the owners, the flat is in the best spot in Amsterdam. The street itself is one-way and therefore quiet. Also, there are many green spaces which gives a spacious and village-like feeling. There is always parking within 50 metres, and often in front of the door. There are several types of supermarkets within 5 minutes' walking distance. Public transport is excellent: Victorieplein with several tram and bus lines and Amstel station are close by. Furthermore, the Martin Luther Kingpark is a stone's throw away and the Amstelpark is also around the corner for runners. Finally, you drive onto the A10 motorway within 2 minutes, with quick access to the A2, A1 and A4.

There is a perpetual right of emphyteusis from the municipality of Amsterdam in which the canon is prepaid (‘afkocht’) until 31 March 2056. For the period hereafter, there is a switch to perpetual ground lease under the general provisions 2016 whereby it has been decided to click the ground rent. The future canon is currently €971.84 per year and will be indexed until 1 April 2056. You will pay no canon until 1 April 2056, thereafter the canon mentioned above and indexed until then. A new owner can always apply to buy off the canon in perpetuity.

The Owners' Association concerns Uiterwaardenstraat 12-88 and Gaaspstraat 57-83 (a total of 164 flat rights), is excellently organised and is administered by V.v.E. beheer Amsterdam B.V..
