Description
Sometimes photos speak louder than the most creative texts when presenting a residential property. If all the superlatives still do not do the property justice, actually viewing the property to confirm it is the best advice we can give. This is one of them. Therefore, as a note to the photos, the following information. This spacious single-family house has been extended in stages since its foundation in 1993-1994. It is now truly "a closet of a house", has reached a size and layout that is no longer possible today. This also makes it a house that strongly distinguishes itself from other houses in this highly appreciated, quiet and freely located residential area in Amsterdam North.
The house is located on a car-free courtyard and has a private front garden and deep backyard facing west with a stone shed. Originally, this brightly coloured house has two full floors and an extension. The house was subsequently extended on the 2nd floor with an extra room, at the rear over a depth of 3 metres. In 2021, most of the roof terrace was built on the 2nd floor, adjacent to the neighbours. The beautiful result is a comfortable, luxurious and perfectly finished and maintained house of 145m² living space with 4/5 bedrooms.
The ground floor has an entrance, hallway with stairs cupboard and toilet. The garden-oriented L-shaped living room with open kitchen measures approximately 53m² in total. At the front is an L-shaped, handleless, sleek kitchen equipped with the usual appliances and Quooker. Due to its specific width, the kitchen also has room for (part of) the dining table, leaving a spacious seating area at the rear. The 2016 extension has been fitted in such a way that it blends seamlessly with the existing building. Beautiful, clean walls to the left and right! The modern facade and skylight provide plenty of light. In short, a pleasant living space finished with timeless solid oak flooring.
The first floor has an effective small landing, 2 bedrooms at the rear and a large room at the front, separated by a large bathroom. The rooms at the rear can easily be joined if required, creating two equally spacious rooms. The large bathroom features a double sink, bathtub, separate shower, both with chic taps, and a neatly concealed arrangement for the washing machine and dryer.
The second floor has a unique L-shaped layout that will surprise you. On the street side, you will find workspace with distinctive French doors like a 'French balcony', creating a charming look. At the rear, an easily lockable extra, large bedroom has been realised with a soothing view over the gardens, dike and, in the distance, the NDSM wharf. Adjacent to the bedroom is a sitting area and terrace with evening sun. At the front is a connected laundry room/storage room. Both the sitting area and laundry room are located in a unique zinc and wooden structure, connected to the neighbours. This floor has air conditioning and partly beamed ceiling. A separate room houses the central heating boiler.
The entire house is perfectly maintained and finished, recently the entire exterior was painted. There is an excellent energy performance because of the insulation of walls, roof and by means of the double glazing, all resulting in Energy Label A. The central heating boiler was replaced at the end of 2016. In 2021, the roof was fitted with 13 solar panels, allowing you to generate your own electricity.
The west-facing backyard has a rear entrance (for 3 houses) and a maintenance-free concrete and stone shed. The back garden is very quiet and west-facing and has been carefully landscaped. A modern awning at the back door provides coolness in the house on hot days and shade on the terrace. Your back neighbours are spacious (semi-detached) villas and Buiksloterbreek as a street has an enclosed courtyard. As a result, no through traffic is possible and a raised embankment with trees and bushes are a children's play paradise and ideal for walking the dog. Moreover, it closes off the neighbourhood in a sympathetic way.
The neighbourhood dates from 1992-1994 with the theme 'living by the park'. The charm of Buiksloterbreek, consisting of 6 green, car-free courtyards serenely located between the beautiful park 'de Breek' and a green overgrown dike. Next to the courtyard are ample parking spaces. Two parking permits per address can be applied for without waiting time. Built in fresh light bricks, the houses are very quietly located and conveniently close to the city, the ferry, shops and also public transport. Creative venues such as the Ceuvel, Noorderpark, Schoonschip Amsterdam and, of course, the NDSM terrain are all within walking distance. The distinctive mostly high-quality individual new builds of Amsterdam North are your neighbours at an appropriate distance.
The land on which the plot is located is owned by the municipality of Amsterdam and is made available via a perpetual right of emphyteusis. The current canon period runs until 16 December 2042 and until this date the canon has been paid in advance. The current owners have switched to perpetual ground lease, choosing the variant with the fixed canon of €1,957.82 per year. This amount is indexed until 2042 according to the General Provisions 2016.
We welcome you to this (almost) perfect family home!
