Description

Well-kept and bright double upper house of approx. 88 m2 located on OWN GROUND with balcony and a lovely sunny roof terrace of approx. 25 m2 in the bustling Westerpark.

Classification:
From the bright and spacious communal staircase you reach the entrance on the third floor. After entering the hall you have two large patio doors that give you access to the spacious and bright living room with an unobstructed view of a green strip and the Van Bossestraat at the front. At the rear is the kitchen. The modern open fitted kitchen is exactly as it should be; L-shaped and with clean lines. All desirable equipment is available for comfortable cooking and cozy dining with your friends or family. The kitchen is finished with a granite countertop. From the kitchen you enter the balcony. Here you have access to a handy storage cabinet.
The toilet can be found in the hall and there is also room for a wardrobe. An internal staircase takes you to the fourth floor. From the hall you can enter all the rooms. A spacious master bedroom is located at the front. Here is space for a large built-in wardrobe.
At the rear are two bedrooms and in the middle part is the spacious and modern bathroom which is equipped with a bath/shower combination, the second toilet and two sinks with luxury mixer taps. On the landing there is a cupboard with the washing machine and dryer connection.
But that's not all. All this is literally 'capped' with an amazing roof terrace of no less than 25 m2!
This can be reached via the fixed staircase. Here you can relax after an active day with a view of the Westertoren.

A bit of history:
In 2012, the complex was split into apartment rights and a thorough renovation took place in which all technical installations were renewed or renovated. The apartment was also renovated internally to a high standard. In 2020, the fuse box of the electrical installation was replaced. The walls are plastered and a high-quality oak parquet floor has been installed throughout the apartment. The energy label B was issued in December 2023.

Environment:
The Staatsliedenbuurt has rapidly developed into a hip hotspot. To start with, you can consider yourself lucky with Trattoria Bella Storia, perhaps the best pizzas in Amsterdam or Buurman for delicious sandwiches Fallafel or Sabich or the Thai Pie Nong on the bridge at the Nassaukade. Furthermore, there are cafes and restaurants galore. Established names where it is wonderful to stay are: Café Amsterdam, Primi bar, Mossel & Gin, Pendergast, Cafe Beurre, Coffee Roastery Westerpark and last but not least Café Restaurant Piet de Gruijter with a lovely sun terrace. In addition to all this, you may also have the Westerpark as your new backyard with the many nice places of the Westergasfabriek. You can do your daily shopping at the Albert Heijn or the Dirk van den Broek on the Van Limburg Stirumstraat. There are also plenty of safe play options for the kids, on the other side of the street you will find a fenced sports field.

Accessibility:
The Van Hogendorpstraat is easily accessible by public transport. On the Van Limburg Stirumstraat and Van Hallstraat there are several tram and bus stops in the direction of, among others, Amsterdam Central Station and Leidseplein. The Amsterdam Central railway station is about 10 minutes by bike from the apartment. The location in relation to the A-10 west ring road is also very favorable, it can be reached by car within a few minutes via the Haarlemmerweg or the Spaarndammer tunnel.
Parking is done via a permit system on the public road.
