Description

We are proud to offer for sale this charming house located in the popular Transvaal neighbourhood in perhaps the most beautiful spot in Amsterdam. Located on private land, close to the centre, spectacular views on the canal, big backyard, energy label A, and all this with no less than 175 m2 of living space.

Surroundings:
An insanely free view over the canal is to enjoy the seasons throughout the year and the beautiful expressions they bring. Ice-Skating on the canal in winter and birds nesting in the trees on the 'ring dijk' in spring. Everything you are looking for in the city, but still want to live away from the hustle and bustle, comes together here. The centre of Amsterdam is just a stone's throw away. By contrast, on Transvaalkade you won't experience the hustle and bustle of the city centre. Just walk along the water in peace and quiet, or to the bustling Middenweg with its various shops and cosy restaurants. A wide range of daily and sports facilities are available in the immediate vicinity. The beautiful park Frankendael and the Oosterpart are also just around the corner! All this makes this place unique and wonderful.

Accessibility:
Both by own transport and public transport, the property is easy to reach. Via the Middenweg, you can reach the A-10 ring road (S113) in no time. Amsterdam Amstel NS railway station and Muiderpoort station are a few minutes' cycling distance. There are also various tram and bus connections to and from the city centre. Parking is available (usually in front of the door) by means of a parking permit. De Amstel, de Pijp, the city centre and Zuid are within short cycling distance.

The property:
The residential house was built in 1901 and bought by the current residents in 1999. Following the purchase, they totally renovated the house. Thus, only the front facade and the building walls still stood. First, the foundation was repaired after which the house was completely rebuilt. The special design and ''layout'' of the house was drawn and thought out by the owner (architect by profession). What makes the design so special is that despite the 17-metre-deep building (from front to back façade), there is daylight throughout the floors. The corridors on both sides have become a kind of skylights, with the ''see-through effect'' at its best on the ground and first floors. The choice of ''pivot doors'' in the house definitely helps. The stairs (with open character) situated in these ''skylights'' take virtually no light away.

On the ground floor is the entrance to the house. Close to the entrance is a storage room which is perfect for storing bicycles. Furthermore, on the ground floor you will find 2 spacious bedrooms and a bathroom. Stairs take you to the living floor where the living room is located at the front (south). This ensures maximum daylight that, as mentioned, extends to the back of the floor. The kitchen and also dining room is located on the same floor at the rear of the house. The third bedroom, boiler and laundry room and second bathroom are located on the 2nd floor. All rooms have a cast floor and smooth plastered walls. Furthermore, the high ceilings stand out. This makes the whole place feel very spacious.

Garden:
The substantial garden is north-west facing and over 40 m2. Within the current framework of the applicable zoning plan (Transvaalbuurt 2012-09-05), placing an annex, which is subject to a granted environmental permit, is possible.

The rear facade has been insulated externally and subsequently plastered. The window frames from 2001 and the entire house is double-glazed.
